GENERAL MEMBERSHIP MEETING
JANUARY 2, 2025
Call to order
- The meeting was held in the Auditorium and called to order at 7:04 PM.
- Members were welcomed and wished a Happy New Year by HOA president, Bill Neal.
- Board of Directors introduced: Bill Neal – President; Chuck Koons – VP; Susan George – Secretary; Sandi Pierce – Membership Coordinator; Doreen Van Buren – Treasurer
- The Pledge of Allegiance was recited.
Minutes of the last meeting
The membership considered waiving the reading of the last meeting minutes as they are posted for review on the HOA website and in the HOA Binder in the clubhouse. Mary Ann Kieyrch moved to waive reading of the 12/5/24 meeting minutes and to accept them as written and posted; Nadine Alderucci seconded. All were in favor, and motion was passed.
Treasurer’s report – Doreen
The starting checking account balance on 12/5/24 was $2731.27, and ending balance on 1/2/25 was $3115.84. The savings account ending balance is $100. John Pierce moved to approve the Treasurer’s report as written; Jaime Ciarla seconded. All were in favor, and motion was passed. (Detailed treasurer’s report is available to members on request).
Membership Report – Sandi
- Membership –Sandi stated that the new season has begun and dues are payable to renew membership. If not already paid, $10 dues can be paid at the Annual Club Signup on Saturday, 1/4/25. Dues must be paid by or at the February 6th meeting.
- Sunshine –One (1) get well card was sent since the last meeting.
- New residents – No new residents have been identified since the last meeting. Sandi depends on our members to let her know if they know of a new resident so she can welcome them
Grille Report & Information – Susan
- The Grille was open 7 regular days in November and 2 days in December
- Sales were $272.74 from Mondays & Tuesdays, and $288 from the November Dinner Party, for a total of $560.74. Combined expenditures totalled $1.98.98, for a gain of $361.76.
- There was no Monday & Tuesday service after 12/3. However, the Grille Team decided to open as usual on January 6th and see if attendance improves with more residents back in town and no big holidays on the calendar. This will be reassessed on a monthly basis.
Recent Events – Event Coordinators
- December 7th Jingle & Mingle Holiday Party – By all accounts it was a fun evening. Many thanks to Vivian Chesanek and Sandi Pierce for coordinating it
- December 19th Dinner Party – There 17 guests at the “Country Comfort” dinner which went smoothly and was enjoyable. It raised $212
Upcoming Events – Event Coordinators
- Holiday Decorations Takedown – The decorations need to be taken down over the next week. Some areas are already done. Bill stated that the next Board meeting will be on 12/12 @ 9am
- Game Nights – Sandi reported that Game Nights are resuming with Left-Right-Center on 1/10.
- Annual Club Signup – will be held on Saturday Jan. 4th in the Card Rm from 9am – 11am.
- BOD Meeting – the meeting has been rescheduled to Jan 16th at 9am at the Clubhouse.
- Monthly Dinner Party, January 10th – The menu is: Corn Chowder, Orange Glazed Chicken on a bed of Rice Pilaf, Green Beans with Shallots, Dessert Parfait, and non-alcoholic beverages. Also a glass of wine or a beer compliments of the HOA. BYOB if desired. The cost is $15 pp. Doors will open at 5:00 and dinner will be served at 5:30. Seating is limited to 24 guests.
- Rich Zwack Memorial – On Sunday, January 12th, the Friends of Security will host a gathering to remember and honor Rich Zwack. Rich was an integral part of our community for many years. Bring pictures and memories of Rich to share.
- Annual General Membership Meeting – the next meeting will be on 2/6/25 @ 7 PM in the Auditorium. This is the official annual meeting and includes election of Board officers.
Media Reports
- Facebook – Bill reminded everyone that posting is limited to HOA members
- Website – Since Dec 1st, we’ve had 205 visitors to our website with 735 views. Susan again asked for volunteers help with Communication and Media.
Committee Reports
- Fundraising –Jaime reported that we are gaining in Car Wash sales but we need to sell a lot more. We’ll take another look at the Golf Cart Raffle idea now that we’re a 501C-3.
- Safety Committee – The committee is exploring the idea of speed bumps. Would need a way to deter folks from removing the bumps, and would need Wynne approval.
- Amenities Committee – The committee has met with volunteers and the process of getting petition signatures has begun. More volunteers would be welcome.
Old Business/Board of Directors Report
- Litigation status
- 12-6-24 the Wynne’s filed a motion for class determination. This would be a complicated and expensive process and we’re fighting it. There have been several court cases saying that this is not needed.
- A Case Management Conference (class, discovery, amend complaint) is scheduled for 1-13-25 at 1:30 PM. This is between the attorneys and judge. The class determination motion will be discussed, as will our motion for discovery and our amended complaint that was changed to include retaliation issues.
- There will be a hearing on the motion for summary judgement on 2-13-25 at 1:30. Winning this would be very helpful to us.
- Stand up for our rights – Once again, Bill restated the importance of standing up for our rights if we feel we are being wronged. We do have rights and there are paths for recourse.
- Block Captains – We still need more volunteers.
- Annual Meeting Elections – Any HOA member may run for an open BOD position. Contact Marie Snyder or Regina Conrad if you wish to run for office of President, Secretary or Treasurer.
New Business/Good of the Order
- Jaime reported that a Community Patrol class will be held in April. We need volunteers. It’s easy and there are some nice perks, like a monthly luncheon. Applications are in the Friends of Security binder or see Jaime.
- Per Jaime, we have a new Park Manager named Fabio. He is responsible for Riverfront as well. The Wynne’s are installing cameras inside and outside our community. This is for safety reasons. The cameras only capture visual images – there is no audio involved. The Wynne’s provided tarps to cover leaking roofs after the hurricane.
Adjournment – Motion to adjourn made by Louise Muskas and seconded by Nadine Alderucci. All were in favor, and meeting was adjourned at 7:34 PM.
