GENERAL MEMBERSHIP MEETING
APRIL 2, 2026
Call to order
- The meeting was held in the Auditorium and called to order at 7:03 PM.
- The Pledge of Allegiance was recited.
- Board of Directors introduced: Bill Neal – President, Susan George – Secretary, Sandi Pierce – Membership Coordinator, Doreen Van Buren – Treasurer; Absent – Chuck Koons – Vice President
Minutes of the last meeting
Bobbie Clancy moved to waive the reading of the 3/5/26 meeting minutes and to accept them as written and posted; Louise Muskas seconded. All were in favor, and motion passed.
Treasurer’s report
- The starting checking account balance on 3/5/26 was $1,447.48; ending balance on 4/2/26 is $5,671.51; Membership Savings Account ending balance is $100; Petty Cash is $31.05. Dottie Regis moved to approve the Treasurer’s report; Sherrie Anepete seconded. All were in favor, and motion passed. (Detailed treasurer’s report is available to members on request).
Membership/Sunshine/New Members Report
- Currently we have 99 members
- Sandi sent 6 Get Well and 2 sympathy cards last month
Recent Events
- The President’s Meeting was held on March 25th and the event schedule for the upcoming year was amicably worked out.
Upcoming Events
- The next Board Meeting will be on 4/9 at 9:00am in the Auditorium. Members may come and observe.
- Show Me the Money, a Rolling Thunder fundraiser, will be held on Thursday, 4/9 at 7pm in the Auditorium. We will again open the Grille at 6pm and sell burgers, hot dogs, chips and beverages.
- The April Friday Night Dinner Party on 4/17, will be hosted by Chuck and Lynne Koons. The theme is “Seafood Lovers Supper.” The cost is $20/pp and as always, seating is limited. Signup tonight or on April 11th or 13th. We plan to continue having monthly dinners throughout the summer if there is enough interest.
- We are trying to change the date of the annual HOA Pool Party to April 26th. Louise Muskas has graciously agreed to coordinate the event. Help will be needed, including some tall folks to help put up the canopies. If it rains, we’ll be inside.
- The next General Membership Meeting will be on 5/7 at 7pm. It will be our last meeting for the season. Meetings will resume in September
- The Flea Market coordinator, Kent, has just undergone emergency surgery. Sandi asked if anyone was willing to take it over, but no hands were raised. Twelve tables were already sold. Refunds will be given. As no one will assume responsibility, the Flea Market scheduled for 5/2 is officially cancelled. Kent said he would hopefully be able to coordinate one in the Fall.
- There will be a Memorial Day program at the flagpole on May 25th. We also plan to hold a program at the flagpole on July 4th in honor of our nation’s 250th anniversary.
Committee Reports
- No committee reports given
Litigation status (6/5/21 tax pass-through notice; 8/31/22 Complaint filed)
- Our 3rd mediation was held on 3/23. The first one was 10 hours, the second was 5 minutes, and the 3rd was 6 hours and counting. It is still in process attorney to attorney. By law, we are not permitted to share any details of what has transpired – only results. We’ll keep everyone posted as things unfold.
Old Business/Board of Director’s Report
- Inspection issues
Issues continue and we all need to keep fighting unfair practices. Still no progress with our outreach to various agencies and press
New Business
- Jaime Ciarla announced that she has started a series of podcasts entitled “Silent Seniors No More.” Jaime explained that the podcasts are brief, 5 to 10 minutes, and can be viewed on Spotify. She is interviewing park residents and shining a light on situations as they occur. Louise noted that it is a good way to stay informed about things that are going on the park.
- Pre-sale tickets for the PSL High School production of “Frozen” are available from Jaime.
Good of the Order
- Pat Englebrake shared that inspections have started up once again. Jaime noted that if anyone comes on a resident’s property, the resident has the right to ask for ID – their name and job. Based on FL Statute 723.025, there are very limited reasons for coming on a leased property. If their reason isn’t valid, you have the right to ask them to leave. If they don’t comply, you should call the police. It was suggested that you record the interaction on your cell phone if possible.
- Question asked regarding what the Wynne’s can evict you for. The reasons are non-payment of rent and “breaking park rules.” Bill researched litigation by Wynne to evict residents. He only found 2 reasons – #1 Living in the park without permission, and #2 Failure to pay rent. If you are in a conflict with them and they refuse to take your rent, you need to get an attorney, and they then back down.
