BOARD OF DIRECTORS MEETING
April 10, 2025
CALL TO ORDER AND ATTENDANCE
Meeting was held at the Clubhouse and called to order at 9:00AM. Present: Bill Neal, Chuck Koons, Susan George, Sandi Pierce, Doreen Van Buren. Members Observing: Lynne Koons, Richard Yun
MEMBER OPEN FORUM
Lynne asked where we stand with lawn service damage to home skirting. Bill suggested that Lynne submit a claim to park management.
APPROVAL OF MINUTES
Sandi moved to waive the reading of the minutes from 3/13/25. Chuck seconded, all were in favor and motion passed.
OLD BUSINESS
- Retaliation – No additions
- Past Events
- Pool Party – The party went well. There was a lot of help and the food was delicious.
- President’s Meeting – Bill and Sandi attended. The annual calendar was developed. Discussed posting it. Although it is subject to change, members have asked for it to be available. Bill will provide it and Susan will post it.
- Monthly Dinner Party 3/21 – Chuck and Lynne hosted. There were 22 guests and the menu of linguini with choice of clam sauce or marinara and meatballs was well received. Richard Yun and Linda Fortino did a lot of the cooking, and Chuck and Lynne donated the food.
- Wynne properties and maintenance of the park
- Discussed long time frames for “replacement homes” to be finished by WBC. To monitor the time from setting houses on the lots to completion.
- Reviewed emails between Bill and WBC. Awaiting response to most recent email. Bill asked for identification of person responding.
- Golf Cart Raffle
- Discussed the importance of moving the Golf Cart Raffle along. Bill agreed to ask Jaime to set a meeting this month. At the 4/3 meeting, a show of hands indicted support for the raffle idea. Discussed putting a disclaimer on the tickets stating that if an insufficient number of tickets were sold, people would get their money back.
- Discussed responsibilities of the Board and committees. Agreed that committees gather information and make recommendations that the Board then approves or denies.
- Form 990-PF – It is due May 15th. Bill and Doreen will work on it.
- Speed Bumps – The Community Patrol is handling this
- POW/Mia Flag issue – Bill will follow up to try to get the flag up by Memorial Day.
- Inspection inconsistencies –Bill continues to communicate concerns to, and request answers from the WBC.
NEW BUSINESS
- Upcoming Events
- Block Captain Meeting – The meeting will be on April 11th at 9am. The resident satisfaction survey will be passed out for distribution by the Block Captains. Spring Fling – Our “Rock & Roll Revival” event will be on 4/12. We currently have 45 guests. There will be games, DJ, contests and “50s Diner” food. Decorating will be dome Saturday at 1pm. Food prep will start at 4pm and Sand needs many helping hands for the prep.
- Member Meeting – Next one will be on May 1st. Discussed and all agreed that it will be our last general meeting until September. Over the summer, if events warrant, a special meeting can be called.
- Board Meeting – Next one 5/8.
- Monthly Dinner Party – None in April. The next one will be 5/16. Sandi will host it. The theme will be “Mexican Fiesta.” Discussed doing 2 dinners/month. All agreed to wait and see. Susan will host a June dinner, Chuck & Lynne will do July, Richard Yun will do August or September.
- Memorial Day Observance – We’ll host a ceremony at 9am by the flag in front of the clubhouse. Bill will do the flyer for it and will bring out the speaker and microphone.
- BOD Meeting Schedule – Doreen asked why we meet after the member meetings rather than before. Susan said it was to comply with our by-laws.
- Picketing Protest – Discussed the suggestion made at member meetings that we consider picketing. An endeavor like picketing needs a clear major issue, coordination and a lot of planning.

- Next Board meeting – May 8, 2025
REGULAR MEETING ADJOURNMENT
Sandi moved to adjourn the regular BOD meeting. Bill seconded and all were in favor. Meeting adjourned at 9:52AM
