BOARD OF DIRECTORS MEETING
May 8, 2025
CALL TO ORDER AND ATTENDANCE
The meeting was held at the Clubhouse and called to order at 9:00AM. Present: Bill Neal, Chuck Koons, Susan George, Sandi Pierce. Absent: Doreen Van Buren. Members Observing: Lynne Koons
MEMBER OPEN FORUM – No discussion
APPROVAL OF MINUTES
Minutes of 4/10/25 were reviewed. Sandi moved to accept the minutes as written. Chuck seconded. All were in favor and the motion passed.
RETALIATION – No additions
PAST EVENTS
Our “Rock & Roll Revival” Spring Fling went well.
UPCOMING EVENTS
- POW/MIA Ceremony – Approval given for event to be held on May 15th at 10am at the flagpole. Bill obtained Flyers from Rolling Thunder. They have been posted in the clubhouse and online. The notice will be in the park newsletter as well.
- May Friday Night Dinner Party – We have 18 signed up for the Mexican Fiesta on May 16th. We’ll accept up to 30 guests. Sandi and John are hosting.
- Memorial Day Observance – Chuck is coordinating the flag raising at the flagpole at 9am on 5/26. Bill will bring out our speaker and microphone. We need to have extension cords and figure out where to plug in. Bill will do a flyer.
- Next General Membership Meeting – All in agreement that there will be no regularly scheduled meetings until September 4th. If need be, a Special Meeting can be called.
- Next Board of Directors Meeting – All in agreement that there will be no regularly scheduled meetings until September 11th, however we anticipare needing to meet in executive session periodically over the summer.
OLD BUSINESS
- Wynne properties and maintenance of the park. – Monitoring of time frames for completion of Wynne replacement houses is ongoing. There continue to be problems with the tear-downs. Streetlight maintenance has once again fallen behind, and there are rotting boards on the golf course bridges that need to be repaired.
- IRS 990 required filing – Bill explained that there is no penalty for a late filing up to 3 years so it isn’t an immediate priority. It probably won’t be done by May 15th. It will be done when time allows.
- Speed Bumps – Bill reported that the Community Patrol hasn’t yet heard back from the Wynne’s. Fabio apparently is still following up despite being transferred to County Club.
NEW BUSINESS
- Park Management clarification – We have a new manager, named Dane. Brian has taken Steve’s place, and Steve is working on inspections now
- Fundraising Committee – We need to find a new Chairman for the committee. Suggestions made to let committee members choose a new Chair, and to get a meeting set up soon, as there are a number of time-consuming tasks needing to be done before proceeding with any major fundraising efforts such as the Golf Cart Raffle. Chuck and Susan are on the committee and will follow up.
- Summer Events –
- Flea Market – Sandi has received approval to have a Flea Market on July 2nd. She already has some helpers lined up. We can serve breakfast and/or lunch if we want as Jaime’s Café will be closed during July.
- Friday Night Dinners – We’ll continue monthly dinners through the summer. They are scheduled for 6/20, 7/18 and 8/15. Responsibilities are still to be settled on.
- Sandi said we need other ideas for fund raising over the summer
- Sound System – Susan asked if we could start using the regular microphone at meetings so that the portable one can be taken around to be used by any member speaking. Without the microphone it’s impossible to hear all that is said. Bill noted that the regular system hasn’t worked well in the past and he had discussed it with Fabio. Fabio apparently did speak with Dane about getting it functioning or buying a new system. Bill will follow up with Dane.
- Outlet in front of the stage – Sandi asked if we could do something about the outlet not handling enough items at our events. Bill explained that the outlet can’t be changed but we have other outlets to use with extension cords, assuming they aren’t on the same circuit.
- HOA Happenings Newsletter – Susan said she is in the process of revamping the HOA Happenings and website, and wants to have regular informative “blips” from Board members. HOA members will be invited to contribute information as well. The goal is to email the newsletter to members monthly, while continuing to make hard copy available for non-members and members without email. Susan needs as many member emails as possible and some haven’t given them. Sandi will follow up to try and get them.
- Expenditure rules – Susan reminded all that any expenditure over $500 must always be voted on by membership.

REGULAR MEETING ADJOURNMENT
Chuck moved to adjourn the regular BOD meeting and Sandi seconded. All were in favor and the meeting was adjourned at 9:28AM
